If your home insurance renewal notice arrived with a higher number than last year, you’re not imagining things. Michigan homeowners saw some of the steepest premium increases in the nation in 2025—and the forecast for 2026 isn’t much better.
According to Bankrate data reported by Newsweek, Michigan’s average home insurance premium jumped 21.6% between 2024 and 2025. That followed a 6.3% increase the year before. And real estate analytics firm Cotality projects another 8% increase in 2026, followed by 8% more in 2027.
That’s a lot of bad news. But here’s what matters more: there are things you can actually do about it—especially if you act before your renewal date.
Why Michigan Rates Are Climbing
Home insurance premiums are rising across the country, but Michigan has been hit harder than most. Several factors are driving the increases:
Construction and material costs. The price of lumber, roofing materials, and labor has climbed significantly since 2020. When it costs more to rebuild a home, insurers charge more to cover that risk.
Severe weather. Michigan has seen an uptick in hail damage and severe storms in recent years. More claims mean higher premiums for everyone in the affected areas.
National reinsurance costs. Insurance companies buy their own insurance (called reinsurance) to protect against catastrophic losses. Those costs have risen industrywide and get passed along to policyholders.
The result: insurance now accounts for roughly 9% of the typical homeowner’s monthly mortgage payment—the highest share on record.
What You Can Actually Control

You can’t change the weather or construction costs. But you can make sure you’re not paying more than necessary. Here’s what’s within your control:
1. Shop your coverage before you auto-renew. Rates vary significantly between carriers—even for the same home with the same coverage. Independent data from Insure.com shows that some Michigan carriers charge hundreds of dollars less than others for comparable policies. An independent agent can compare multiple options for you in one conversation.
2. Bundle your home and auto insurance. This is consistently one of the biggest discounts available—typically 18-25% off one or both policies. If your home insurance and auto insurance are with different companies, you’re likely leaving money on the table.
3. Review your roof situation. Insurers are paying closer attention to roof age and condition than ever before—some are even using satellite imagery and AI to assess risk. If your roof is newer or you’ve recently replaced it with impact-resistant materials, make sure your insurer knows. A new roof can save you up to 27% in some cases.
4. Check your credit. In Michigan, credit score significantly affects your premium. According to MoneyGeek, homeowners with poor credit pay an average of $7,128 more per year than the state average. If your credit has improved since you last quoted, it’s worth re-shopping your policy.
5. Verify your coverage limits. Many homeowners are either over-insured (paying for more dwelling coverage than they need) or under-insured (which could be devastating in a total loss). A quick coverage review can identify whether your limits still make sense for your home’s actual replacement cost.
The Timing Matters
January is renewal season for many homeowners. If you wait until after your renewal date to shop around, you’ve already locked in another year at the higher rate.
The best time to review your policy is two to four weeks before your renewal. That gives you time to compare options and make an informed decision—not a rushed one.
Why an Independent Agent Matters Right Now
When rates are rising across the board, having access to multiple carriers isn’t a luxury—it’s a necessity. A captive agent (one who works for a single insurance company) can only offer you that company’s rates. An independent agent can shop your coverage across multiple carriers to find the best combination of price and protection.
At Tucker Insurance Agency, we work with carriers like Auto-Owners—which independent research consistently ranks among the most affordable in Michigan—along with Progressive and other top-rated companies. We can show you options you won’t find by calling just one insurer.
Take the Next Step
Rising home insurance costs are frustrating, but they’re not entirely out of your hands. A quick policy review can identify discounts you’re missing, coverage gaps you didn’t know about, and carrier options you haven’t considered.
If it’s been more than a year since you compared rates—or if your renewal notice just arrived with an unwelcome surprise—we’re here to help.
